It's $12K-$15K for the Dormer(depending on roof type, #of windows, height, etc) and another $25K-$35K to finish off the bathroom and the rest of the space.

Breakout:

Framing: $3,000
Plumbing: $5,000
Electrical: $3,000
Insulation: $3,000
Bathroom: $10,000(all in)
Sheetrock: $3,000
Flooring: $2,400
Doors, Knobs,m and light fixtures: $500
Painting: $1,000

[SIZE=3]I thought it was around the 25K for the dormer not including the bathroom but for that estimate I think I’m going to call a few people to come over for quotes. For me I think financially for that price it’s doable. [/SIZE]

[SIZE=3]Since my house is under water I’m not eligible for home equity loan. We are planning to add to our growing family and I need the additional space upstairs considering that fact I can’t sell my house for a bigger one.[/SIZE]

Hope you can swing it. Adding a bath to 2nd floor makes it much more marketable (I know it's for your own use, which is the best reason)

You make sense. I originally bought the house in 2010 and this was the nicest house in my area at the time. All the other houses on the market were from retirees that didn’t update anything. Not having a bathroom on the second floor wasn’t an issue until my son was born. The front of my house has a dormer and which created bigger rooms. If I spend the money I think I will stay in the house for a few years before I think about selling it. I need to enjoy it first! LOL. Does anyone know if I need an architect to draw up the plans or is that something the contract will provide?
