Rutherford may have everything you are looking for and is the right price. Easy commute to Newark. However, the drive to Newton will be 1 hour.

Default North Newark, 07104 up and coming code to watch
Have you considered North Newark? You can easily take a train (the Light Rail) and there are artists, professionals, that you can get to know through the Neighborhood associations. Amazingly easy access to NYC, Hoboken and Jersey city.
