We are thinking of buying a house in Livingston. But some nice houses (newly construction) we saw are very close to Canoe Brook. For example, Wardell road near Shoprite, or E McClellan Ave close to Laurel. Can anyone advise if these are high risk flooding areas. Or any area we should stay away in Livingston?

You can check flood map, also ask the selling agent, they might know the insurance premium.

Here is a link to FEMA's flood zone maps https://msc.fema.gov/portal/search?A...ngston%2C%20nj You can enter specific addresses to check out homes you are interested in. Yes there are a few small areas in Livingston that are designated flood zones, however flooding is not such a big problem in the town that I'd say to stay away from the town as a whole. From what I know there are not many homes located in flood zones, it is mostly just some property/land. The town has been good over the years in not allowing homes to be built in areas where creeks/streams are known to periodically spill over their banks. Just do your due diligence before you make an offer on a home.
