My husband and I are getting ready to buy our first house! However we need help selecting a town. I work in Newark, Vailsburg section (school guidance counselor) and my husband works in Orange. Im looking for something thats not too far from work (30 minutes commute would be great).
What is your budget? 350K – 380K (property tax under 9K will be great)
What kind of place are you looking for? single family 3 bedroom 1.5 bath
Will anyone (spouse, children, pets) be moving with you? husband (we plan on starting a family soon)
Do you need/want good public schools? YES!
Briefly describe the kind of neighborhood you'd like to live in: diverse, families with young children, and safe
List three things that are important to you in order of importance: safety, short commute, good school system
In addition to West Orange, Maplewood, the Caldwells, and Verona are also options in the terms of commute time and decent schools. However home prices may be an issue - and the tax requirement definitely will be. My advice would be to stay out of Essex County to lower your tax bill. For a bit more of a commute you can get the desired home pricing, tax levy, and school quality in Bergen County's Rutherford.
I'd first look around South Orange in the areas near Vailsburg and Orange. Although taxes are high and houses aren't the cheapest. It'd be a very easy commute for both of you and in that area you should probably be able to find something at least close to your budget.
I want to say Thank you so much to everyone. I will definitely research the towns suggested. If anyone has other suggestions I would love to hear them.
Do not do west orange. High taxes and horrible schools.
