My family and I are interested in homes in the Edith Court/Newark Ave section of Wayne. Does anyone have any information on how badly it floods in this section? Is it yearly? It's right off of Rt 23 (New York Ave.)
that is near the mountain view section and just on the border of lincoln park. i think it's safe to say that area floods after any good rain. does that home have a basement? if so make sure there is a sumpump and french drain. elevate the washer and dryer, dont keep stuff down there that should not get wet. make sure you inspect the whole house for mold.
i remember a co worker of mine lived in that area--no basement, big storm (i think it was almost a hurricame) and all her furniture got ruined...

Sorry to burst your bubble but that is one of the worst flood areas in Wayne. It floods at least once a year .
Does anyone know if the Littlewood Ct area floods ?
That area is not in one of Wayne's well-known flood zones. You should be OK, but it is best to check with other residents and see if they have ever flooded. I do that pretty much anywhere, even in areas that FEMA does not map as flood prone. Always a good idea to do a few "flood interviews" as a basic part of your due diligence.

Littlewood Court definitely doesn't flood. That's a wonderful area of Wayne, too. You would be very close to the township pool, the Boys and Girls Club and not too far from nearby schools and some shopping. Far enough away from the Hamburg Turnpike traffic, too.
