You can find an apartment meeting your requirements in Weehawken. The Weehawken area is a lot nicer than the Jersey City neighborhood you mentioned in the initial post. The commute between Weehawken and Soho is similar to the commute between Jersey City and Soho.

As an example of what's available, here are a couple of cheap apartments in areas that I'm not afraid to walk around at night.

Another way to find similar apartments is to visit these neighborhoods and look for the "for rent" signs on 2- and 3-family houses. Most apartments meeting your requirements are in these houses and are being rented by old people who advertise the old-fashioned way.

What about Millburn, NJ - its a 20-30 minute midtown direct train ride to Penn Station then a another train 15 minutes for your husband- the homes have driveways(so you don't have to pay for parking) and the schools are number 1 in the state- also you are within walking distance to shops in the great downtown of Millburn- Check it out- Let me know if you'd like me to send you listings.

Just Reduced! Brand new 3 bedroom new construction (http://newjersey.craigslist.org/apa/1311266303.html - broken link)

This posting is in Jersey City Heights. I live right near here. It's perfectly safe and my commute to manhattan takes 45 minutes door to door. It doesn't list the bedrooms but I think it's 3 bed 2 bath.

search for the 07302 and 07310 zip code, look for the area around exchange place path and newport path station. It's the best area in jersey city and very safe, with everything you need at door step (train, shopping, supermarkets, etc..).

I think the fee and deposit of $5000 is ridiculous though. Definitely try to get the landlord to pay the fee in this environment.

many of the craigslist items in JC are apt by owner, so sometimes you can get around the fee.

Again, I think that on a 2k/month budget, and large space requirements, they probably should be buying (even in this market). They could get something in the low 300s with those payments.

Sure, if they have 50k to put down, plus closing costs.

Default Agree with Millburn Area

I was torn between JC and Inner suburbs for a while, for the same reasons as you (ease of commute to NYC). I would highly suggest Millburn, Summit, Maplewood, Chatham, Madison, South Orange, which are all right next to each other all have great downtowns, and all are on the mid-town direct train line (between 25-45 mins to Penn St.).

I live in Millburn and am EXTREMEMLY HAPPY with the choice. JC was just as expensive (save unsafe neighborhoods) with less quality of life.

Good feedback! I am having a hard time finding listings in some of the surrounding smaller towns, but I have my feelers out. I have a MUCH better idea of what to look for and what to expect thanks to all the advice I've gotten on this forum.
I am going to try everything to get around those freaking broker fees! I'm sure I will be able to either get the landlord to pay it/split it, or just find one without the fee at all.

Again, I have been absorbing all that has been posted and feel more confident about my search now. Thank you and keep the advice coming if you think of anything else!
