Developers at Lettire Construction Corporation are building an 8-story mixed-use structure at 255 East 138th Street, on the corner of Third Avenue. It will include 96 mixed-income apartments ranging from studios to three-bedrooms, as well as 2,547 square feet of ground floor commercial space, and an underground parking garage. Proposed retailers include a pharmacy, an urgent care center, and a food market. Lincoln Hospital is in the neighborhood and is located along the 4/5/6 subway lines. MHG Architects is designing the project which will comply with LEED accreditation standards. Completion is expected in 2017.

really hope i land in these bracket.
do you guys apply like at 12 am? or something? what are the tricks ?

There aren't any tricks. It's a lottery; everyone is assigned a number at random once the the application submission process is closed.

All you need is a little bit of luck.

In the interrim, make sure your bank statements are "clean", meaning no abnormal deposits. If you have any debt, try to minimize as much as possible. They can reject you if you credit score is too low, or debt to income ratio, too high.

Side note: It's about time they had some 40% -50% brackets in Mott Haven. Most household salaries fall into those ranges for the neighborhood. A lot of locals are sadly shut out from the 60% bracket.

I applied but I ain't holding my breath. Is this going to be 100% affordable apartments? Any updated pictures on actual construction?

I applied as well. What helps is living in the area. It gets bed 50% preference to people who live in community board 1.

I threw my hat into the ring for this one too, this location is awesome and the building looks beautiful. Transportation wise it offers a ton of options and super close to the city, and that area in general is rapidly changing for the better.

I'm not CB preference but I'm hoping for a low log number combined with being in a higher income bracket (most people in CB 1 are very low income), will heighten my chances.

I like how they're reconstructing 138th street as residential for the better, and I do like the design of the building.
