The 130% apartments don’t seem like such a great deal- 3k for a studio is ridiculous

I feel the same way. It’ll be a miracle if a non preference person gets a 2/3 bedroom.

Hard to credit; prior to 2019 changes in rent laws about $2500/month triggered luxury decontrol of RS units.
Now most new construction RS units even in lottery buildings start close to or well above that number. Exceptions being those for low to very low income and there aren't huge numbers of such units.

I've been through 3 leases at the highest AMI and I'm not close to $3,169 for my 1 BR. I was offered a unit with the entrance hallway kitchen and was able to switch. Imagine the exhaust fan having 3 feet to exhaust into.
