I want to work with a building owner to rent out a studio or one-bedroom. I have two clean cats. If anyone has any info please let me know. Looking to move in immediately.
I am a full-time student with a guarantor. Boyfriend is a freelance musician getting plenty of work.
Can pay first and last month rent up front. Looking either in Brooklyn, Queens, or Harlem.
You will be hard pressed to find anything for that price close to the city. Might have to check further out like Washington Heights, Jackson Heights, Woodside, Sunset Park, Midwood, Kensington. Most hip areas are $1200 and up minimum.
best thing to do is to check out padmapper.com, put in your rent maximum and need a place with pets and go from there.
You might also want to look into any sublets for right off the bat to get you there now and then look for an apartment for lease. That way you can check out the areas you are looking at so you have a better idea where you can possibly move to.
We have been finding places for less than 1200 believe it or not-- That has actually been pretty low on our list of problems. I appreciate the advice thus far and I am checking out padmappers.com.
It's getting accepted that's the issue and hopefully avoiding a broker's fee.
As a landlord of a small property I would not rent to you, as you have no income and your boyfriend has no steady, verifiable income, although I am sure he gets plenty of work. I don't do guarantors either as I will not be chasing somebody living somewhere else through the ridiculous court system, which will take years to resolve and simply impossible to collect even if I do win.
That's going to be your main problem. Very few places outside the "hip" areas will take guarantors.
Because of the economy a lot of landlords want to see a good credit score and pay stubs showing you're making 40x the rent. Also hard to find anything without a damn broker these days, even the owner only section of Craigslist is full of them.
Be wary on areas close to the city that are under $1200. They might be on a block that is relatively unsafe or might be a crappy basement apt. Feel free to post if you have questions about specific addresses. The areas I gave you earlier however, are all fine for the most part.
You can get a large studio apt. in Rego Park, Queens for that amount.
