In the 1970s, white flight was at it peaks, and certain neighborhoods, as no one would invest in them, were crappy and had no bank branches, new grocery stores, etc.
As there is no longer any cheap land near NYC to develop, well, you can't have any more suburbanization. So called ghettos then become much more valuable to investors as people will always move to NYC for their careers. And for those of you hating on that, well, Bloomberg from Boston didn't get chewed up by NYC, he ended up practically owning it. LOL
So basically, as more affluent people move into poor neighborhoods, more investors come and more facilities such as gyms, restaurants, grocery stores, bank branches, etc open up in the poor neighborhood. A number of poor people do get priced out.
But there's one other factor not discussed. The city has cut back on welfare programs, and to be honest, a lot of the black and hispanic underclass has already left NYC.

For the sake of improving the city, I hope that trend continues for quite some time. Especially in the Bronx.

Nycwriterdude has a point about no more land in the areas close to Manhattan. When you think of commuting from Orange or Dutchess county taking your chances in the hood doesn't seem so bad. I know people who were thrilled to buy a house way out but are miserable now commuting so far.
House hunting I have notcied a lot of the less wealthy suburbs have a significant amount of poor people. So unless you can buy in a really nice suburb you meet with some of the same issues you have here.

11kap..that's life...it has always been a competition. Are we supposed to have the poor immune from any inconvenience? We all need to live somewhere, the working/middle class included, regardless of race.
What will happen next is the same thing that always happens, neighborhoods change and life goes on.

This point can't be emphasized enough. In a city of "convenience" a lot of people do not want to be inconvenienced by a long commute. And this is coming first hand from living in an arguably "non-hood" area that was just a little too far out from where I worked and socialized and moving to a so called "hood" area that is walking or biking distance to lots of friends, restaurants, and bars that I enjoy. Not to mention my commute time to work is cut in half!

they never talk about trading places.
they just always want to displace
the races. so where will people live
after they take all the hoods from
blacks and hispanics? any bright

Nobody is "taking" anything...remember..nobody owns a neighborhood. If people BUY into a neighborhood, then the current owner sells and goes wherever they want. If an existing tenant dies/moves/evicted, and another tenant moves in paying a higher rent (or same rent)...that's life. I am not sure why you would believe either of these processes are a problem or inherently evil?
As for where blacks and hispanics live, it is irrelevant. The question is: where do the POOR live, regardless of race. And more importantly, where do the working/middle class live. Remember, the poor have a broad safety net of programs, the rich can live everywhere, but what about the working class? You should be more concerned about them.
Here is a bright idea for you: forget about blacks and hispanics, and focus on EVERYONE who needs a place to live. Crazy idea right?

Welcome to adulthood...life ain't fair and nobody said it would be. This city does a pretty decent job taking care of the destitute, however there is room for improvement. If we don't make serious space for the working/middle class, this city will quickly become islands of wealth surrounded by a sea of extreme poverty. Your concern should be for the "regular" folks of every color, and not "the blacks and hispanics."
