I have never heard of a 500.00 Application fee.....and if you don't get the apartment and have to end up looking again don't tell folks you ARE NEW TO THE CITY! (this is why you are paying 500.00 for an application fee) tell them the fee is too high and you will look elsewhere

It's not either/or. They are separate and distinct fees. The coop fees depend on the coop, but the broker fees depend on the apartment owner, whether he chooses to pay the broker himself or not. In other words, there can be both a broker fee and a variety of coop application fees.
