The big change is going to be in that industrial area south of Broadway Junction. Basically anywhere near a train line will be of interest, I already see house prices shooting up passed the $500 thousand + range.
I have started to notice some out-of-state white people around Cypress Hills, but actually further away from Broadway Junction and more towards the Queens border.

I live in the eastern side of Cypress Hills near the Queens border. There's definitely a small population of white people now which wasn't too present in previous times. Very noticeable this year especially. I've seen luggage dragging types and those who I assume are native NYers who moved in from other neighborhoods.
Maybe because the area next to cypress hills called Woodhaven is mostly white itself? Overlapping?
It is very obvious if the white person seen in Cypress Hills is from Woodhaven or Glendale vs. a transplant from outside the city. And these days Woodhaven is probably more Hispanic than white.

A couple of white people in a ghetto doesn't make it a good neighborhood. They moved there because that was all they coulda afford. It doesn't always translate to a trend or mean that those people living there will stay.
The white transplants I know in ENY are on government programs.
