149th st and Morris Avenue is the site for this new development. It will feature:
-Commercial tenants Starbucks and Marshalls on the ground level thusfar
-Bottom 14 floors of Commercial/Office space (229,081 sf)
-Top 11 floors of Residential space (market rate condos, 106,600 sf)
-Healthclub
-180 Parking spots
-24/7 concierge
-2 blocks to 2/4/5 Grand Councourse station
2- New 858,000 sf of Residential and Commercial space in Melrose
161st and 3rd avenue in Melrose is the site for this huge development by the Atlantic Development Group. It will feature:
-700 units of mixed-income housing ($30,000-$105,000, 688,438 sf)
-50,000sf of Retail Space (tenants unannounced thusfar)
-A new campus for Boricua College integrated into the community (120,000sf)
-174 underground parking spots
-2 blocks from the Melrose Metro-North Stop (2 stops to 42nd street)
Both of these developments will be coming online in 2-3 years. Below is a picture of the 149st and Morris avenue Tower.
So someone just told me these condos already have a waiting list. and supposedly you have to be making at least 100,000 a year to even GET ON THE LIST. Also i heard the condos are starting around 500K. I am talking about the melrose ones....
hhhmmm the average bx resident doesn't make 70K let alone 100. If true, the inclusion assertion might be powder in the air. The source was pretty solid though....

Hmm...that seems VERY unlikely....I would question this source and get some sort of direct website link, or offering from the developer. This development is 100% mixed income....so there may be SOME units that will be sold at market rate, but there will also be some reserved for affordable housing...aka...under $50,000 income.
Your source sounds very suspect...dont believe the hype...I will ask around and see what I can find. Try to get some hard evidence from your source..if he cannot produce ANYTHING....then I would say he is 100% full of it...and based on what I know of this development...I say he is full of sh**.
