Well, he's paying $350/month. You won't find an apartment for that price in any city in the US.

The conditions aren't "horrid" ---- it's not like his walls are falling down or there is a rat/roach infestation. It's merely a construction zone and is dirty and noisy.

Well, that and his water/utilities were turned off at one point. He was bringing water up in buckets.

You wouldn't do that for a $350 apartment in a hot neighborhood in Manhattan? Honestly since the apartment is in prime downtown Manhattan I would've held out for a low 100k payout and find another apartment elsewhere, perhaps Brooklyn or Upper Manhattan. Most landlords won't turn down 1-2 years rent paid upfront.

even with a 100k payout, that money would be gone in 5-6 years with the rent he'd be paying elsewhere.

Maybe more like 3-4 years since the 100k would be taxed and he'd only see 60k or so.

True but hopefully he would be able to use the time not worrying about paying rent to do something to make more money?

No, I rather not be in the situation where living in a $350 apartment is that important to me.

Sheeeyit!.... He's not going to let that go without a fight. What a lot of people with family spend on groceries he is spending on monthly rent.
