start looking for a place to live. after the 30 days are up, both you and your fathers belongings will be out on the street, and the locks will be changed. like it or not, that's how things work.

Thanks I will call those departments. It serms like all the laws are for apartments and not family homes.
An apartment is an apartment. Just because it is in a 2 family home doesn't mean there aren't laws that apply to the LL.
He can give you 30 days' notice. That doesn't mean you have to be out in 30 days'. Do a search for a new place. If you can't find one in 30 days', just pay the next month's rent and get a receipt. Tell them you have been looking but haven't been able to find a place yet and you will continue to look. He cannot put you out on the street without an eviction order from the court --- and that can take many months to get, especially if you are paying rent.
I can't believe this wasn't discussed or told to you guys before the sale. That would have been the decent thing to do. The new owners knew they wouldn't want tenants and they should have told that to the seller so the seller could have told you.
The other side of the story is by not leaving in the 30 days, your landlord can sue you for damages pending an eviction has been filed.

Their home, they will eventually win out. So just tell the new LL, you need 60 days. You're being reasonable, they should to. Pay him up front for it, get everything in writing and start looking.
Don't expect a change of heart or some 6 months extension.
You have no lease- and the owner NEVER signed one with you.

Seriously!! Having had to just evict someone...it took me over eight months.
those 30 day notices are not legal notices. I received a letter in May 2005 telling me i had to vacate by 5/31/05(due to the realty company selling all the rented units in the co-op bldg) and to leave the apt in broom clean condition. i left the apt in broom clean condition and still got charged a $250 cleaning fee. i couldn't leave by 5/31 because although i had found another place a week before i still needed more time to do the move
this came after i was recently discharged from the hospital for an infection in my leg. i was still in pain and had some uncomfortable symptoms. also i was in the process of being trained on my new office computer so i was really stressed out. i was pissed that the realty company could be so heartless but i handled the apt search on my own and was so happy to receive a call from a landlord i had left a message with and to learn he was right down the street from me. they gave me the apt without even doing a credit check and told me that i was in because i rented in the area for 14 years.
i became a holdover tenant for awhile but the realty company did not bother me while i looked for another apt. I turned in the keys on 6/12, they prorated the extra days and eventually returned my 2 months security less the cleaning fee. they were honest at least. no games or tricks

The previous owner sold the house under the condition that the tenants stay. Which is why this is a huge surpirse to me. i thought maybe they would raise the rent a few...not tell us to vacat.

I will find out. I know she was doing us a favor by only selling the house with tenants in place and even denied a few offers because the buyers wanted to buy the house empty.

That sounds right. Also going to court just takes up time and if one can work out a solution like you just suggested, that's the best route to take.
I'm sure the new owners would happily work with 60 days rather than deal with the expense of a court case or eviction.
You are renting part of someone's house without a lease... why would anyone think they have a right to stay indefinitely?
Too much entitlement going on here. Even if you can fight it and drag it out, why would you want to put the new owners through that? Do they not have rights?
