Hi guys,

This forum has been really helpful to me in the past and I was hoping I you can help me once again

This summer I will be moving from my parents' home and will be looking to rent a studio or 1 bedroom. My budget is 1200-1600/month. I work in downtown Manhattan and trains B, D, F, M, N, R are all within a walking distance to my job.

I used to rent in Bay Ridge area few years ago and while the apartment was very spacious it was also in a very poorly maintained prewar building. I just didn't feel comfortable inviting my friends and family over. I spoke to the broker about this concern while I was apartment hunting and he said that most apartment buildings within my budget are the same. I'm not looking for a luxury building with amenities but at the same time I'd like to live in a well maintained building with nice looking apartments. Is this something hard to find within my budget?

What areas would you recommend I look at? I guess I should add that I would want to live in a safe neighborhood like Bay Ridge, Bensonhurst, Dyker Heights, etc. I'd prefer living in Brooklyn to be near friends and family but I would also consider other NYC neighborhoods.

On your budget you might be able to rent out the basement of this place in the Bronx.

I imagine this would be true of the low end of your price range ($1200) but I think you should be able to get a studio in a nicely maintained building for $1600. That's pretty much just a guess because I myself have not been apartment hunting recently.

Some suggestions -- work with a different broker. Also physically go to any neighborhood you're considering living in and walk in to local real estate office (could probably research online prior to visiting so you know where they are). It seems like many apartments in neighborhoods that are not the usual prime neighborhoods have apartments for rent that never get listed online; they are only listed with local brokers.

Thanks guys for the replies. I was under impression that my budget was still doable looking prices on web sites like zillow and nakedapartments. I will definitely walk around the neighborhoods I'm considering and research the prices. Hopefully I'll find something

You could probably find a nice large studio apt. in Rego Park, Queens on that budget along the R/M subway lines.

The budget is good, but to find an apartment you like, that is going to take some luck sometime.
