Where the window is, you can put your bed. But I hate that it only has one window, because the divider will make you feel as if you're living in a box. Plus the exposed kitchen will stench up your bedsheets.
Yeah those designs that have the kitchen along the wall like that annoy me because while it’s open space to give the appearance and feel of a lot more room, it really limits or nullifies what you can do with the space in front the appliances. Basically put a small table or island for dining which makes the sleeping area necessarily a sleeping/working/living/tv area. I had that in a previous apartment that basically was designed so half the studio was kitchen area. For $2,000+ I’ll pass.
Got a call and email today saying they've reached my log number (7X,XXX) for a band 5 studio ($2,121), asking me if I want to proceed. I currently live in a fairly comfortable studio for much less, so I'm not all that enthusiastic. For people who have seen it, is a studio here worth over $2,000?
I was in a similar situation so I passed as well. Really glad now that I did after seeing the photo. And no other studio will have the closet space I have in mine now, so I will continue to wait for my Mitchell-Lama spot to be called, whenever that will be...
Fyi, when I saw the studio, I was shown two different layouts. The window setup was the same on the other one, but the kitchen was in a different place
Hey guys,
First time poster here. I was selected as part of the lottery for 38 6th (log # 402).
I already met with the folks at MHANY and is scheduled to meet the realtor on the 28th.
The confirmation they sent me said I was eligible for band 4 studio/1BR and Band 5 studio but because my preference is “no preference” – they will no longer consider me for Band 4. The Band 4 pricing is significantly lower than band 4. Any reason why this happened? Should I contact them and ask to be considered for Band 4? I’m not sure the studio is worth the $2121 price point..especially since my current apt in two bridges is rent controlled…although it is very outdated.

Thanks!
Probabaly due to availablity. They are probably having a hard time filling the upper band 5 studios so since you declared no preference they are trying to stick you with it. I recommend talkin to them ASAP and let them know you can only afford band 4. It may push you out of the running but worth a shot.
I received an email yesterday for 38 sixth ave. (Log # 20407)
I made 98k in 2016 but 80k in 2017, and i still cant afford a 2k plus a month apartment. Im assuming this is all they have left? Any updates on how many units are left? In 2017 when i applied i lived in sunset park but now I live in Crown heights. Im assuming this gives me preference. Any idea if any 3 bedroom apartments left? any pics of the 2bed or 3bed?
I was just contacted recently regarding eligibility to band 4 & band 5 but due to no availability in band 4 I can only move forward with viewing but with the higher rent rate in mind. Guessing many are in similar situation.

Same here. Got a call today. Am viewing a $2121 studio. Scared I'll love it but that's just too much $$ for the space. Especially when I live in a rent-controlled 2-bedroom. I've been there for 30+ years, though, and it's a bit run down with barely any heat or hot water in the winter... I'll see how it goes. Anyone have any pictures of a studio they can share?
