I'm looking for a licensed contractor to re-do my 1 bedroom co-op bathroom, kitchen, re-paint walls and polish floors. Please refer someone you had a good experience with, much appreciated!

I'll be following this one. I can't remember the last time someone in my building said, "we love our contractor."

That's why you hire Mexicans yourself. They work hard, are experts at their speciality (drywall, tiling, framing, whatever) and you can pay them well and still be paying less than the sharks with the license to steal

Apparently, you don't live in a co-op with clearly defined rules and guidelines that require all work to be accomplished by licensed and insured tradesman, with all paperwork submitted to the board for prior approval and all work to be performed between the hours and 9am and 5pm on weekdays.

When accidents occur to your cheap mex workers, you will realize they can be nightmarely expensive.

Licensed contractors are expensive for a reason: they pay expensive overheads to regulatory bodies and also include high insurance premium for accidents.
