Brighton Beach is VERY far from Manhattan. You are talking about 60 minutes or so to get to Manhattan by subway.

And it is mostly Eastern European (of many varieties), for better or for worse.
Not sure if it has much appeal for non-Eastern European New Yorkers.

Yes they still have high crime not as bad as pre-2000s days, 1997, 1991, 1983

I can see that for sure, but the gentrification will spread to J train Bushwick/ Bed Stuy first before it touches Cypress Hills
