You guys forgetting we get many overseas people who’ll pay for Nyc experience even if it’s a revolving door situation for a lot of folks, like in my old building in UES. Stay a year or two, then be replaced by other Westchester bros or students sharing a tiny af apartment. There’s always this stupid demand to live in ‘cool’ areas

You’re absolutely right. Someone will rent the studio. Keep in mind there are a lot of out of towners who temporarily want to be in NYC. Maybe to study, or maybe as a part of some post graduate experience. You’ll find people who pay the market rate for one person.
Split the studio into 3, everybody gets 76 square feet, problem solved
