Questions: purchase a 1B condo in this area under $1M. What do you guys think about this area in terms of crime, developments, gentrification?

Seems like it should have potential with Columbia gradually building out their in East Harlem/Morningside Heights. 10 years ago and there's definitely a lot of new shops in this area, however I didn't really venture beyond 120st too much, usually I go in the other direction.

Seems like it would be easy to rent out as well with the amount of students and professionals in the area. However, might be more difficult to sell ?

It’s quiet over there. I don’t see a problem. Just avoid Grant at night

Know the area very well.
Try to stay ontop of the hill (Anything near 116st and Broadway is nice) and away from the
housing projects down at the bottom of the hill near the entrance to the train station.
Beautiful neighborhood. The vibrancy of the youth keeps everybody young at heart.
