Kingsbridge Hgts, Van Cortland Village, Norwood, Bedford Park, Pelham Pkwy, Parkchester, Morris Park.

Bedford Park wss the only neighborhood in all 5 boros of NYC to make Harvard economist Rav Chetty's top 10 list of neighborhoods with great social mobility (ie the kids do better than the parents)

Bedford Park overall has seen better days. I would stay away. Van Cortlandt Village (stop leaving the "t" off - It's a Dutch name and the "t" is there) and Morris Park are both ok.

No they are not. The community is still there but definitely not predominant.
However it is wealthier and apartments will be more expensive.

Morris Park is still largely Italian but with an ever growing and very noticeable Albanian community. Puerto Rican families who “made it”, Dominicans, a lot of Bengladeshi, and a growing Chinese population purchasing houses. A few Jewish families too. Throgs Neck is pretty similar demographically.

I know. I briefly thought about responding in a factual way but a few years ago I decided to never respond at all to anyone who insists on centering a discussion on race because it usually indicates that that's what they really want to argue about. I don't like to feed trolls.

This is the best you can do? Kingsbridge Heights? Seriously? Bedford Park? Really? Norwood? Must be smoking that good stuff.

The local community board has a definite anti bar/alcohol bent. They put all applications through hell and even when they give an approval it's with strict hours limitations, even in restaurants. I long ago accepted that there wouldn't be a nightlife in this neighborhood unless there is a revolution in the composition of the community board.

And if you don't think the neighborhood will decline with nightlife, look no further than East Tremont Av in Throggs Neck. Ghetto people hanging out on the avenue at all hours causing problems. If you want your part of Pelham Parkway to remain civilized, you'll agree with the CB on this one. Know a few people in Throggs Neck. The area has become dirtier and ghetto, especially the areas of Throggs Neck away from the water (Edgewater Park, Silver Beach, etc. will be fine, as those areas aren't seeing flight and people renting to Section 8 types).

If it wasn't for Montefiore, Norwood would've went south years ago. The Irish fled during the heavy drug period to Woodlawn and elsewhere and it was Montefiore that helped keep that area afloat.
