With the Democrats in office - what is 2009 rental increase forecast? Higher or lower percentage for rent renewals? Because of economy will they make high in favor of landlords or keep lower for us tenants?

I ask because it being renewal time. i've been doing 2 year renewals but now am thinking i should switch to one and then next year go back to 2 hoping the renewal rates are better. The even years seem to be the higher increases.

Rent control is the #1 killer of American cities...

People who believe in rent control are either thieves or simply don't understand basic economics - I prefer to think the former, because at least thieves are somewhat rational and would adapt if/when socialist insanity gradually fades away. People who don't understand that theft is wrong are dangerous.

I don't think it has anything to do with who is in control. You can try a one year lease and hope that next year renewal rates are better for you since with the economy being as bad as it is, the RGB may decide to make increases lower but you can never be sure exactly what they are going to do.

I guarantee you it will be WAY lower next year. All Democrats support rent stabilization and in fact want to make the law even more strict by getting rid of de-regulation among other stupid things. The City Council is a huge advocate for rent stabilization and now with an all democrate senate, rent stabilized landlords are screwed!

I say its gonna be about 2.75-3% for a 1 year renewal and 5-5.25% for a 2 year renewal.

The low-rent lobby will scream at 3%! (or 2% or 1% or...)
BTW, the NYC City Council just sharply increased property taxes. Starting January 1, the tax rate will increase by 9.5%! Property tax is the number 1 expense for building owners. The rent increase percentage will cover probably less than a third of it. And that's before considering all the other expense increases.
The huge increase in expenses and oppressive government controls on rent make 2009 another nail in the coffin for NYC housing.

The low rent lobby/thugs/thieves will scream at .0001%, or any increase. They demand to pay $100 for a 3 bedroom apt, anything more is "highway robbery" and "racist" by "greedy white landlords". Oh well...

LOL...something needs to be done to get rid of this negative "rich landlord" stereotype that persuades people to have anti-landlord views which ultimately make people pass laws to supress their business.

Do you see the losers every year at the rent guideline board increase vote where you have these people yelling and screaming like animals, holding up signs that landlords are greedy, give no heat, etc. and use that as leverage to make the board vote for low increase numbers in their favor.

THE MAJORITY OF LANDLORDS DO NOT HAVE GLAMOROUS LIFESTYLES. THEY DO NOT HAVE MANSIONS OR DRIVE BENTLYS.

WHY DO PEOPLE THINK EVERY LANDLORD LIVES LIKE DONALD TRUMP????? I DON'T GET IT.

Yes I know..it is a big scam and ridiculous. The whole scene is a joke...nevermind the fact that the people screaming the loudest are the ones that don't even pay their own rent and on a variety of welfare programs!!! The nerve.
