I'm looking for a rental in the Catskills area or Monticello maybe for a photography project, looking for a beautiful quaint town area, I don't always have a car on me so looking for a walkable area to shops & grocery, not something rural. Any suggestions appreciated

I probably can land at a hotel or motel in the area and look too.
Anything accessible to NYC by train would be ideal too.

Neither Monticello or the Catskills have NYC train access. You'll have to look into Orange County. Look into Montgomery or Pine Bush. A 30 minute or less drive to the mountains with a 10-15 minute ride (from Montgomery) to the train in either Beacon (East of Hudson) or Campbell Hall (West of Hudson).

You might like New Paltz. About 20 minutes to Poughkeepsie (NYC train) and near Lake Minnewaska and the Mohonk Mountain house. I would avoid Monticello and Sullivan County in general. If you want to really be in the Catskills (high peaks) look into the Woodstock area. Further from NYC but there is Trailways bus. OK to go once a week or so but not practical for a daily commute. Not having a car here is a serious problem. Even the walkable villages (New Paltz or Woodstock) won't have everything you need, you will need to go to a larger place for most practical shopping. The villages have mostly cutesy tourist shops. Kingston and Poughkeepsie have most of the less expensive supermarkets and such.

Since the Trailways bus runs to the Northwestern Catskills, you could try Delhi or Oneonta. The bus goes to both places and especially Oneonta has a large town section you could walk around.

The town of Monticello is definitely not beautiful or quaint. It's pretty run down and dirty. The countryside outside the town is gorgeous though.

Closest train station is 45 minutes away in Otisville.

Roscoe, NY is a great little town (Trout Town, USA) with plenty of good restaurants and a nice bar, too. There's a grocery store in town. A bus goes to the city 2x per day from the roscoe diner. It's a 3 hour ride.

You might like Livingston Manor. There are some cute shops there. I am not sure if the Shortline Bus goes to Livingston Manor. You might want to check that out.
