Yes, lm, it started awhile ago last year with out of state and local developers' being nixed on permits and approvals in Buncombe County. They want to scar the land, and the people are not having it. Now lately in Henderson County the same thing is starting to happening, the people are getting together at town meetings and protesting enough to have the permits denied in many cases. All of this is a bit too late, however. Lots of damage has been done. The schools are overcrowded, the influx of people coming from everywhere are wanting the interstate widened! to accomodate the traffic. Not going to happen.
In a nutshell, you will see more mountain counties making it more and more difficult for developers to come in. There are 2897 homes proposed just for the Etowah area which is in Henderson County. Most will be well over the half million dollar "starting" price. Then we have the cookie cutter Fla. developers whose shoddy construction starts in the low $200's.
Sadly for some, the burst in development in Polk County is already happening ... until the people wake up, get fed up, and put zoning regulations into place.
In WNC, the peaceful beauty is here and they want it to stay that way. Hopefully.
Polk County, soon will be on its way to being overdeveloped and expect residents protesting development as well. Most folks don't want any of these counties becoming anything remotely close to resembling the Charlotte area.
The developer should head over to east TN if he wants cheaper land. The FL people are flocking there and to NE Georgia lately.

We've been here almost 20 years and have been well content to keep the mountain areas as a "special place" to us. We took drives on the Blue Ridge Parkway in the fall and stayed at a B&B, or went to the Smokies every few years. With motorcycles, we love riding on the twisty roads but camp out or stay in a hotel, then come home. Frankly, while the area is beautiful, I think it would pall a bit to live there all the time. That's the conclusion we came to each time we'd feel a burst of "hey! let's move to the mountains!" Also, this last decade has seen flood damage from remnants of hurricanes. I hope the transplants moving in don't holler for gov't help when the mountainsides slush down under the onslaught of torrential rains and destruction of trees that are there to hold the land together. IMO, it would be a case of 'too bad-so sad. no one asked you to come in and disrupt the natural balance of the land, just like on the coast' And then there's SNOW, which is fine for recreation but, as former Midwesterners, we had quite enough of it back there
We support preservation efforts thru memberships in Friends of the BRP, and the NC land conservancy. We hope that groups like that, and the locals who press their area representatives for boundaries on development, can preserve the viewsheds and beauty for those of us who are content to look and admire, then go home.
