every time I see a lot for sale its in some Community with a clubhouse and all these friggin rules.......are there any non community Lot spaces left in NEPA?????

Stop looking in the poconos and you will have better luck.....We don't really consider the poconos as NEPA, but rather an extension of Western NJ and NY.

I personally have seen several lots for sale outside communities in Greentown. Try searching through the MLS.

Also a bunch of Townships now require you to have 2 acres of land to build a house ( Ours does ) So also ask questions at the Township building before you commit to anything .

I live in Hamilton Township and work in Pocono Township. Both are "in the Poconos". You must not be looking very hard. I see many lots, properties, and acerage for sale in these two townships.

I’m a local that carried my gun to school for four years - I shot on the HS rifle team. You can’t get anymore local than packing a thirteen pound rifle on the school bus.
I have five acres and there are some acreage tracks available now.
