Recently went through the house hunting/lot hunting deal. Most of the lots 2 to 3 acres were inside developments no matter where I looked. I'm pretty sure a lot of them weren't HOA type deals though. The issue was they were very expensive but then again most of preliminary stuff was already in place.

If you wanted to get something for yourself of untouched land most of it was in the 5+ acre range and pretty slim pickings. The other issue now is going to be with the NG drilling as a lot of the acreage is going to be very valuable.

On line the pickings seem to be scarce as you claim. My wife and I love to do the old yard sale circuit. We spot “For Sale by Owner” signs up all over our County. Also; have you ever tried the judicial tax sale?

How many acres were you looking for?

Glad you found what you were looking for. Was that up in the WB/Scranton area? With those older trees you can get your kindling for your coal stove!

For people that buy in communities; you can extend your Pocono’s experience by buying the right property. Select your lot on the basis of what can or will be built along side of you. You could get rotten next door neighbors. However; if you select lots adjacent to shared community land, of hills, lake, public land, etc. you will at least have a “safe” side. Many people that buy outside a community will try to buy land against State Game Land, or water company land. This can give you the feeling of owning more land than you purchased - even if you don’t have access to the land. Developments that have two or more acre lots also make you feel as if you have more than what you have.

Don't really need it,No coal boiler yet but it's coming next year. Didn't have time for that this year. Last house it was lit for about 4 years. I hoping to break that record. We had to cut a few down because they were right over the house. Be good next year because it has 2 fireplaces inside, and another outside.

We have two magnificent stone fireplaces. We do not burn them anymore - even though I have plenty of wood.


When we first moved to our current house 35 years ago; we had electric heat. I kept a wood burner in one fireplace and an insert in the other one. We burned 15 cords of wood a year and still had tremendous electric bills. We did that for about fifteen years. Keep in mind that 15 cords is about equivalent of clear cutting one acre of hard wood. I would spend almost a month in the woods on my off time. There is also the dirt, creosote and bugs with that much wood. It does keep you in shape. We finally had a chimney fire and said enough is enough. I yanked out the electric heat and put in baseboard hot water heat - I have not looked back.

We might get new glass doors on the one fireplace for Xmas this year. I am not really crazy about starting they wood thing again. I do have a new chainsaw that I have not tried out!

We've been looking for over a year and can't find anything outside of a community that suits. Most everything is way outside of our price range ( <80K ) or it doesn't have enough land to farm and keep chickens, or there are townships rules against that, or it floods, or it doesn't meet FHA standards, or... well there always seems to be something. Yeah, picky, but I think that if you're going to pay for something for 30 years and live there until you die, you ought to be picky about it.

I took a brand new set of glass doors off my inlaws fireplace last Christmas, when I installed the gas insert we got them. If you're in the market, way below retail...pm me.
