I know, I lived in one straight out of college--but it rented for far more than the $2800 the OP wanted to stay below. (There were 6 of us paying between $700-$800 each).

Maybe the OP could find a smaller house there in their budget, I'm not sure. A quick 22202 search on hotpads.com brings up just a couple non-condos in the zip code, and all but 2 are over $3k. The others are a 2br/1ba duplex and a 3br/1ba duplex. I don't know, the OP might get lucky, but I'll be surprised.

Yes, there are a lot of smaller Cape Cods, that I would think would rent for around $3k, but maybe I'm underestimating the rent.

Rents for 3BR SFH in 22301 are usually under the $2,800 mark. One on Oak St now. Commute to Belvoir might take longer than other areas mentioned earlier.

Kind of waiting for someone to point out the irony of asserting that someone born in Hawaii who went to school there should never take up residence in the DC area...

Anyway, good luck, but a tropical paradise NoVa is not.

Well all good things have to come to an END. Hawaii is beautiful, lived here for 6 yrs for military assignment. I WILL miss the beaches and weather the most HOWEVER, Ever heard of ISLAND FEVER? Don't wanna sound unappreciative, but a change in scenery is a welcome. You see the same thing over and over and its a small island. There are things on the mainland that you cannot get here. I'm originally from SF, Cal and I miss just driving and exploring.

Hey thanks for the great recommendations, very helpful, I will check out those neighborhoods and the website someone pointed out.
