Looking for a nicer, well established suburban area? with decent school districts. We know what the compromises are living far out but it is what it is. We want a newer single family house and that's what we can afford.

What is your defination of "newer"? 50's - 60's - 70's - 80's - 90's - 2000's?

How far do you consider too far? Commute time to ____ or miles from _______.

Like JfromReston mentioned, without knowing the specifics, perhaps Montclair and the Manassas/Woodbridge area around Forest Park HS?

Heading west, I think you'd find a few number of newer SFHs in Gainesville and Bristow within your price range.

Leesburg, Purcellville and, depending on your commute - even Harpers Ferry and Charles Town, in West Virginia. I do know a couple of people who commute from WV to jobs in the Chantilly area, and they aren't even unhappy about it.

I love the Fredericksburg/ Spotsylvania area. The schools are good, people friendly, and you can get a home less than 5 years old, about 3000 sq. feet, for 300K-350K depending on neighborhood.

Manassas is what pops in my mind, too. To be honest, I don't know much about the Manassas area, but we have friends who purchased a very nice new house there, in a nice new-ish neighborhood, and the price was much lower than I expected. The one drawback is the commute, but I believe the husband takes VRE to work at the Pentagon and says it isn't too bad.
