Does anyone want to offer up a reputable home Warranty Company here in NOVA? I have a 12 year old house that I think may need some service to the Heat Pump system. Thank you

Well, usually a you have to be covered by the home warranty BEFORE something happens...it's like having a pre-existing condition and insurance.

Many home warranty companies have a wait time before a claim can be made. If you are selling the home or buying one you can get seller/buyer coverage throughout the listing timeframe and usually that wait time is waived. Doesn't sound like you are selling though.

We have an AHS home warranty and it has been extremely useful.

The realtors I've dealt with (with business, not sales) tend to chose Old Republic, but I can't opine on how happy the homeowners are with the company.

Do home buyers typically explicitly specify the home warranty company to go with? Or usually the seller, or seller/buyer agent (or escrow?) selects?

Standard sales contract in this area it's selectable, both who pays and the company chosen
