Can anyone tell me what they know about the possible East Falls Church redevelopment? Is it going to happen? If so, when and do you think it will have an impact on that area's home prices? There are so many tiny, rundown mid-century houses around there that I am wondering what is going to happen to them when the Silver line comes and if there is redevelopment. Thank you for your thoughts.

The little, run down houses may be replaced/torn down, but the single family residential areas will not be rezoned for higher densities.

The area around EFC will definitely improve. It's already a nice area, and the homes are not inexpensive.

Where are these little, run-down houses? All the ones I've seen are in good repair, and at least average-sized; some are quite large. I'm thinking of the ones along Washington Blvd.

The ones on the other side of Sycamore and along the border with Falls Church near the old RR right of way are modest, and some are in need of major repairs. Also south of Washington Blvd near 66. I think one small, rundown 2 bedroom house in that area sold for around 500k a few months back. Not a bad deal for a very popular Arlington neighborhood.

No matter how you slice it, there are not "so many tiny, rundown mid-century houses around there", and the opening of the Silver Line will most significantly mean that not all trains passing through the area will say "ORANGE" on the front. Those expecting or hoping for some massive wave of renewal to sweep through the East Falls Church area of Arlington may have a very long wait on their hands. Meanwhile, everything across Washington Blvd from the EFC station has already been redeveloped, and the strip to the left of 66 as you leave EFC for WFC is spoken for.

East Falls Church is already a pretty desirable place to own a SFH, so while the redevelopment of the immediate area around the metro may help some, there is going to be a limit. It isn't like there are a bunch of crappy, cheap bungalows just ready to be snapped up by developers and replaced by McMansions.

I like the EFC area a lot--especially the part that's on the FC side. Lower property taxes and a better local government. Plus there's a dog park right there. If we were buying today, I'd be looking real closely at that area just south of the Metro station.
