Hi,

Our family is considering a move back to the east coast for my husbands job. It would be downtown DC on the southeast side. He would only need to commute a couple days a week so we are prepared to live further out (hoping for a max 1.5 hour commute but 2 maybe in a stretch?). Seeking a rural area with some land (1-2 acres) and near good schools, particularly elementary. I prefer the mountains to the coast but would forgo that preference for the right hometown (friendly, small town feel). Where should we look? Your guidance is appreciated.

St. Mary's or Calvert county.

Not the mountains but semi rural. Decent schools.

You don't mention your budget so it is kind of hard to make suggestions. Not sure St. Mary's or Calvert County would be my top choices. I no longer consider them rural at all. Marshall area would put him well into this 1.5 hours and even less. You can find some beautiful country out that way and so close to the mountains. Go a little further west out towards Linden for the mountains but the schools in Warren Co are not rated very well. Fauquier has some good schools. I'll still hear some badmouthing it but my nephew is getting ready to graduate and has numerous top colleges and military academies recruiting him. His sister will be close behind on this. All from the public school system.

Commuting a couple of days a week to SE DC? This would be soul crushing to say the least.

Van Metre recently started a new development in Marshall called Heritage. Definitely a small town not too far from conveniences. Beautiful area out there. That drive to SE DC would get old after a while though.

Culpeper is a nice area. But I'd like to say vre helps a lot of you live close enough to pick it up. We live in the southern-most area of Spotsylvania. And my husband hops the vre for 1/2 his 60 mi commute ea way. It could help yours too.

I'm out in Locust Grove and Route 3 traffic is really horrible. I think VRE if you live close to the Orange County/ Spotsylvania County Line or in Fredericksburg itself but I would not consider Fredericksburg rural.
