Hi, everyone!
As I'm discovering, even in VA there are some places where there indeed are dual real estate taxes - one paid to the city/town, and the other one to the county (e.g., Leesburg.)
Here come my questions:
1. Those of you living in Gainesville specifically (hence that's my possible second choice) - would you let me know your real estate situation?
2. Anywhere else in NOVA, what areas specifically do NOT have dual real estate taxes?

What would be a Loudon Co. real estate tax on the house that costs about 400,000?

responded in your other thread, but the assessments are going to vary from home to home. a good rule of thumb will be $400-500 a month for taxes, not including if you are within an area like Leesburg that has a smaller separate tax (minimal)

What exactly is a smaller separate tax you are reffering to? And just how minimal is it? :-) Is this minimal tax a Loudoun Co. tax or Leesburg tax?
I'm trying to get a more less precise picture of what my house taxes will be:-).

I just grabbed a generic listing in Leesburg right now, listed at $450,000.00. County assessment is listed at $401,000, making the yearly county tax $4,952. The additional Leesburg City tax listed is $781.

take the 4,952 and 781 and add them, then divide by 12 (equal monthly payments you'll escrow with your mortgage payment)

keep in mind, this is one property that I just grabbed in 2 minutes. Assessments will be all over the place, so you'll see these figures scale up or down. Step outside of the Leesburg area and you drop their City tax.

edit* I should have added, the Leesburg city tax is .195 per $100 of assessed

If you don't already know all the counties in northern virginia charge a personal property tax on cars, boats, etc on top of whatever real estate taxes you are paying. For a $20K car the tax is around $425 yearly.

Property tax is based on assessed value, not necessarily the price you paid. I know for the houses that have sold around me in Prince William County, the assessed value is slightly less (probably around 10%) than what those houses sold for.

I live in Haymarket, which is right next to Gainesville and think its a good place to live. In general, the same house will be cheaper in Gainesville than most parts of Loudoun County. If you want to see what your property taxes would be in PWC, use the following link:

Maybe its just me, but I think people are too concerned with all the different tax rates. You are going to pay about the same total tax wherever you live. Some have lower property taxes, but higher personal property taxes. Some areas have meals taxes. Some might advertise lower rates, but assess houses higher. Wherever you live you are going to have to pay taxes. The difference in total taxes if you pick one county over another might be a few hundred dollars, which shouldn't break the bank if you are buying a $400,000 house.

While some areas in Loudoun have a separate town or city tax, which is in addition to the county tax, this is not a double tax as the thread title indicates. The separate city or town tax is a small percentage addition to the other tax.

Loudoun's real estate property tax rate was recently lowered from $1.285 to $1.235 (per $100 assessed)

So 400,000 * .01235 = $4,940

As I said in the other thread, you'll be charged HOA fees in many places in western PWC/eastern Loudoun -- they are taxes in all but name and are not tax-deductible when Form 1040 time comes around.

I picked a random Brambleton TH and found the HOA fee was $173 a month. A random SFH in Ashburn Farm was $69 a month. I'm guessing that covers snowplowing, garbage pickup, and the HOA pool/clubhouse ... anything else?

With that said, though, a Town of Leesburg tax on a $400k home comes out to $65 a month.

But ... you have not mentioned where your job is and (more importantly) what your budget is.
