People in Northern Virginia who make on the low end of $100K often move to Leesburg/Ashburn/Sterling from communities closer to DC. What kind of housing are you looking for (SFH? TH?) with how many BRs and BAs? Note that if you're moving from a smaller Texas town where large acreage is standard, that may be difficult to find in the greater metropolitan area.

Shouldn't inclement weather play a role in deciding whether to commute from Winchester to Leesburg? Just looking at a map isn't enough to gauge what's feasible.

If the Op is considering two states then why not a third. Parts of West Virginia aren't that far from Leesburg.

To be fair, the OP may not have been aware of the higher elevations in that direction and how that would affect a commute during the winter.

The slight elevation of Mount Weather is utterly deceiving. It can be a nightmare of fog, snow, ice when the lower areas of Loudoun and Clarke are not. There are also very few alternative routes (which go miles and miles out of the way) when that road is blocked from weather or accidents. It may just look like a big hill but it can be a monster.

OP, what is your housing budget? I'm sure there is something acceptable closer than Winchester or Frederick, MD.

And that's why I was prompting people with knowledge and experience to discuss it, since OP is from out of area and wouldn't know about it.

I've traveled Alexandria - Winchester and back in white-knuckle weather conditions but not routinely.

OP - live in leesburg.
Driving from Leesburg to Frederick is a horrible drive that will never have a cure the people who do this commute are crazy two lane highway that is backed up the enitre time in rush hour even the weekend are miserable driving down RT 15.
Ugh I guess because I lived in Winchester I'm biased but once again no, so much more diversity and more to do, schools are better more shopping, we have trails and nature and all the good stuff. Traffic will not be as bad as the Frederick commute but in the winter going over Mt. Weather is not fun. Its about an hour long commute each way that I would avoid. Rent a condo or townhome here in Leesburg we love living here.

A nice alternative to Leesburg would be Purcellville - pretty close to Leesburg to take advantage of the amenities but just west of there, so should be a bit cheaper. It has a nice, small downtown area and is the tail end of the 44-mile W&OD Trail. Much more convenient than Winchester or Frederick, MD would be.
