There are not many SF houses in Arlington that are >2000 square feet above grade, and those that are, are typically >$800000. Likewise, lots typically are smaller than what the OP wants. Some parts of So Arl might have the combination desired, but the schools won't meet OP's requirements. That's why I didn't recommend it.
