Hello,

I've been perusing these forums the past few days looking for suggestions on what town would best fit my family and situation. I'm posting in hopes I can get some help from more knowledgable people. I will be working in McLean and here are some criteria I am hoping to find:

1. 30-40 minute commute to work. I will be working shift work 7-7 days one month and then 7-7 nights alternating every month. I'm hoping this will somewhat keep me outside of the rush hour times.
2. I have two kids aged 8 and 3. I've read most schools are pretty good in NOVA so my main focus is a good full day daycare/preschool for my 3yr old. (If anyone has insight on average prices that would help. I've seen anywhere from 150 to 300/wk)
3. Looking for a 3bd/2.5 bath town home around 2k a month. Don't really want to be higher than 2k. I've mostly been looking at Reston, Herndon, Ashburn and as far south as Manassas although I think that may be too far of a commute? Not sure what average times are from that area.
4. I don't care abut nightlife.
5. Would like to be somewhere that has lots of activities for kids and not have to drive 20min to get to a grocery store.
6. Close to a metro station (not sure how long they run to and if this would be an option with my schedule. This was on the fiances list though)

Thank you for the info! Can you shed light on the homeowners association in Reston? The ones I am accustomed to are for individual properties but I've read that you pay the HOA to the town of Reston for use of parks and pools in the entire town and not just the complex in where you live. Is that accurate?

Yes - you pay annual dues to Reston Association. For 2016 it will be $657. This covers maintenance of the open space, 55 miles of paved paths, swimming pools, tennis courts, tot lots (kids playgrounds) and overseeing the covenants. Some properties (mostly condos and townhouses) also have cluster fees that cover things like snow shoveling and garbage collection.

Reston has 15 pools to choose from.

You don't have to pay HOA dues if you're renting. That's for the owners and they generally don't pass along the bill to the renters.

They most certainly do, just not directly. The rent costs absolutely include these fees.

There's the Reston Association dues (not deductible), your individual sub-HOA dues (not deductible), and the Reston Community Center small tax district levy ($0.047 per $100) -- I think *that* is deductible from your regular income taxes as it's levied by the county and collected by the county.
