Got ya. Well congrats to you! We moved over to Potomac Trace in Alexandria. A similar rise in value has happened with us also.

Speaking of Prince William County, there are still some "reasonable " homes in the Montclair (Dumfries) area, as well as in the Lakeridge area. I would also check Potomac Shores. None of these places are cheap, but you get a lot more for your money than in Reston, Loudon, Centreville, Herndon, etc. And these Prince William areas offer lower DC commute times.

We did a kitchen and bath remodel last summer before the tariffs with China. We’d be looking at 30% increase now according to our contractor. Between low inventory from China, tariffs, high demand, and lack of availability, there is no way we’d be doing the job now.

I feel like I never know what to believe anymore- one minute they're screaming that there isn't enough supply then the next it's the polar opposite. Condos im my immediate neighborhood here in Courthouse have been flying off the market - same with single family homes. One of our immediate neighbors did just move out to the Fair Lakes area wanting a bit more space and a house versus condo so there could be renewed interest in more single family homes west of the Beltway. Things seem to be flying off the market in Burke and W. Springfield as well.

I guess that would make sense then! Glad to see some of the closer-in burbs being rejuvenated and infill development occurring - rather than more fields 30 miles west in Loudoun. Granted there are a lot of jobs out that way and I know development and growth is guaranteed to happen there but also good to see some focus inward as well.

You’re so right about the conflicting information.
