So I'm getting ready to list my house in Manassas and am wondering just what to expect the realtors commission to be? I know that 6% is a commonly referred to fee, but I also have been told that all fees are negotiable. A recent Consumers Reports article said that home owners who had used a discount agent were just as happy with the service they got as with a full fee agent. So my question is what has your experience been? Is it worth popping the 6% or should I try to get them to shave a point or 2? Should I go with a full service firm (Century 21, Coldwell-Banker, etc.) or one of the discount firms? Thanks

I went with a full fee company, Long and Foster, and I regretted it. I then with Julie Williams, at Williams Realty, at a reduced fee, and had a great experience. I think it all depends on the agent and the broker.

Realtors can't really cut the fee more than 1% since they are obligated to give the other agent 3%. Cutting their fee to 2% is about the most they can do and still make enough money to be able to do some marketing on your house and spend much time on it.

Be glad you're not in Maryland where they charge 7%, each agent getting 3.5%.
