My 2 cents: I agree with the other posters. I wouldn't buy something in this location. Too sketchy and borderline for my tastes. I think the only ++ that might come investment-wise will be due to BRAC.

I rented a townhouse in that area 9/2003 - 12/2008. During that time there was continous petty crime, cars broken into, graffiti and other vandalism. The pizza place would not deliver to my house after the delivery man was mugged there. The worst crimes were three drive by shootings on my street and a fifteen year old rape victim. When I decided to buy I did not purchase in that area based on my experience living there. I second the recommendation that you rent until you can evaluate neighborhoods.

Thanks for the additional posts!

I did have a contract on the TH but it looks like it's not going to go through (short sale), the banks decided to foreclose instead.

But thanks again and hopefully someone else will find this thread useful.
