If the conservatives sweep Congress and the presidency, I truly hope they'll make the right kind of reforms such that jobs will move to other parts of the country (and soon). Its already crowded here. I can't imagine the type of gridlock we'll have if this town keeps growing and growing b/c people have no other place to go (kind of what goes on in a third world country, when the campesinos move en masse to the big city). There's only so much congestion and high taxes one can take.

Always hard to predict what can happen in politics, but to be honest if we see a conservative sweep I think that will cement the job growth in this area. Conservatives tend to fund the defense industry.

Here is my theory: because DC is such a transient city, there is always a demand for rentals - lots of people move here for 6 months, 1 year, 2 years, etc. and it doesn't make sense to buy. Because there is a lot of competition, it keeps the rental prices high. I think the second factor is what athousandlogins alluded to - housing prices are so high, that it's hard to come up with a down payment leading even people who want to buy to have to rent, further increasing the demand for rentals, which drives up prices.

makes sense... And now with all the stories of people losing money in real estate, people are even more reluctant to buy a house.
