hi,
my job is in monterey park and my spouse works in orange. we are currently renting in irvine. we plan to buy a home which should be in a location similar to irvine with good school districts, safe surroundings etc. what are those places that qualify?
i have 2 choices:
1. Irvine itself(but my commute to monterey park wu be bad)
2. cerritos:slightly better commute.
my dilemma is would it save a lot of time if i buy in cerritos. i know the traffic to monterey park could get clogged in 91 and 605. commuting froim irvine to cerritos may just be 15 -20 mins in the morning. pls correct me if i m wrong. if its just 15-20 more mins i mightr as well buy a home in irvine where we have lived for the last 5+ years. please advise.

It is 25 miles from Irvine to Cerritos. You cannot get there in 15 minutes even at at 3 am unless you are dangerously speeding.

Driving Directions from Irvine, California to Cerritos, California

There are a lot more options than 605 & 91 to get to Monterey Park from Cerritos. In the case of a big rain storm or sigalert,you can just take an easy cruise up Telegraph and stay off the highways.

thanks for the info capoeira. i was also thinking of using the train from irvine to union stattion. our company has shuttles from union station to monterey park. apart from cerritos do you recommend any better places. la mirada,cypress,lakewood etc? which one is ideal for family/kids/school/safety.

today we drove down to fullerton to look at some apartments/homes. we didnt like the area compared to where we live now in irvine. are there any other areas as good as irvine between monterey park and orange?

What do you like in Irvine, planned community, newer homes, parks?

Cerritos is probably the only other planned community between monterey park and orange. You might also consider Walnut, Diamond Bar, Brea and Yorba Linda.

You're not going to find anything like Irvine between Orange County and LA.

Cerritos would be the closest thing albeit older.

I would also echo Walnut and Diamond Bar.

@veg8: in Irvine i love the newer homes,safety not just in irvine but even the surrounding places. i hear cerritos is safe.but the neighbouring places like norwalk,artesia etc are not safe and i fear even if i buy an older home in cerritos now as the years pass by.
1. will the value of the old home appreciate? will people buy a home thats 60 years old?assuming i buy a home thats 40 years and sell it after 20 years?(i am serious on settling down in one place)
2.in 20 years from now will cerritos continue to be safe?since the neighbouring places are not safe will the crime infiltrate into cerritos?

Check out La Habra Heights,one of my favorite places beween LA & OC. I would never buy in Irvine,I couldn't stand the tiny postage stamp size lots,the high monthly HOA dues and the endless HOA rules.

Which home looks like it has the best chance for long term appreciation?

Irvine 1

Irvine 2

Cerritos 1

Cerritos 2

La Habra Heights 1

La Habra Heights 2

i think the ones in irvine. i maybe wrong.i could just be biased towards irvine becoz i have lived here for the past 5.5 years.

Have you looked at Tustin Ranch or Serrano Heights in Orange? Unfortunately you won't find anything nice once you get north of Orange off the 5. I too have lived in Irvine for many years so I know the issues you are facing. There are a few parts of Fullerton that are very nice and have newer homes, you just have to look for them.
