I'm a single 30 year old white male that has lived in northern CA my whole life. I've spent most of my time in the bay area, San Jose/ Peninsula. I am thinking about buying a condo to rent out until I can find a job in IT. My problem is I can't decide if I want to live in LA/ LA county/ or Orange County. I want to live somewhere that is decent but it doesn't have to be perfect. I lived in Redwood City for 3 years and found it tolerable. My problem is that I have very little knowledge of So Cal and from what it seems that there are pockets of nice areas that are pretty much all a stones throw from the gehtto/barrio. I would like to be near somewhere that has night life as I am single. My prospect areas are Torrence, Burbank, Fullerton, Garden Grove, Anahiem, or somewhere in LA. I'm looking for a condo in the 200k range. I'm overwhelmed can someone please help?

Of course your budget is most important. Costa Mesa, Huntington Beach, Long beach are nice. Long Beach is a better night life and is not OC. Costa mesa is close to Neport for night life and is much less expensive and good areas are generally younger crowds (25-35) than other cities. Not as many families is waht I am getting at.

Like the first reply - Belmont Shores is great. It's part of Long Beach, very nice, but can be pretty pricey.

I used to live in Sunnyvale and had to move to S.CA :-(
my suggeestion .. do not live / stay in Los Angeles county. the tax rate is higher and quality of life is not as good as the Bay Area. If you really HAVE to move to S.CA, orange county or san diego will be better.

the sales tax is higher in LA County than OC. However the property taxes are generally higher in OC than LA County.

The above said, LA "County" vs. OC is largely irrelevant. OC is basically a collection of LA suburbs. You need to look at specific cities.

Thanks going to make a trip down there soon and look around. I was thinking Fullerton, Garden Grove or maybe some place a little north from there. I don't need a paradise, I'm not a snob. I just don't want to be in a total slum. Thoughts of the above mentioned places or any other specific suggestions would be appreciated. Thanks

to you want a suburb or more of a walkable, centralized, place with cafes, shops, etc.? do you care if you're close to the beach?

A walkable, centralized, place with cafes, shops, would be ideal but it does not have to be by the beach.

Dude. Live out of your truck and be a beach bum. there are showers on some of the beaches you can hit early in the morning if you dont mind public streaking. I'm going to totally drop out of society when my kids get to college. find a decent Job and put all my money in the bank and live for near free out of my truck. I'm not a bum in general I own a house in Nor Cal with my wife. I just want to leave it all.. OC is the nicest area outside of San Diego. LA is a sh8thole unless you have tons of cash.

belmont shore fits that and is by the beach

I think fullerton and orange have some of that and are not by the beach
