I'm thinking about buying a condo near the Plaza Del Obispo shopping center and Alipaz St.

The only thing I've been able to gather from this forum is the increased gang activity and high mello roos in the area.

I would appreciate any opinions on that area and San Juan Capistrano in general.

The Mello-Roos depends on what side of Del Obispo you buy. Across the street from the shopping center is the Belardes tract, some of the oldest condos in the city. That's a mish-mash of an area. In one or two square miles, all levels of income are represented. New condos, old condos, single family detached, illegals, apartments, mobile home parks, expensive custom homes on acreage, ag, and the oldest neighborhood in the county.
