I agree with Steve97415 on this point in particular. I think with the increased inventory and how slow many houses are moving, combined with the current mortgage rates, this is a pretty good time to buy in Corvallis.

If you are renting, it's also not a bad time to rent. The last couple of years has seen quite a boom in new rental housing around town, so I think there's more to choose from.

I don't track McMinnville, but for my weekly radio show, I do track Albany, Lebanon, and Corvallis. Here are the housing market statistics for Corvallis (SOLD/Pending for past 90 days) as of Thursday last week.

SOLD/Pending (past 90 days) – 174

Average price – $291,380

Median Sale Price – $294,975

Average Days on the Market – 82

Average Dollar per Square Foot - $167.51

Current Active Listings – 217

Average Price of Active Listings - $343,243

Months of Inventory – 3.74
