Hi, does anyone know the area around triplet lake in Casselberry? The house i'm looking at (one of the houses i'm looking at ) sits on triplet lake drive. Seminola blvd is to the north, Semoran blvd to the south, N Winter Park dr to the east and hwy 17, 92, 600 to the west. I like the price but maybe there is a reason for it. Is the neighborhood ok?

Its ok, its a working class neighborhood. I don't know anyone there anymore but had a lot of friends in that area growing up and I still drive past there every day to work. Its a lot nicer in my opinion now because E. Lake Drive has been paved and extended all the way out to Dog Track. It used to dead end and you would have to go around to come back out onto Seminola. Just be wary of N. Winter Park Drive because thats all trailers and somewhat shady.

I work in Casselberry - there are parts that are nice - particularly some of the newer subdivisions on Red Bug Rd, but there are also some really junky sections - research carefully. The best part of Winter Springs (IMO) is out toward the 417. But it is a strong drive to downtown Orlando from there during rush hour. 436, 17-92, Red Bug, and even the 408 can become quite congested.

It's a little difficult to make suggestions without knowing where you're working, but if you're looking for medical services, the Lake Nona area is a great place to look. However, the new developments there are sure to have the high HOA fees you want to avoid. I would also avoid the Lee Vista subdivisions because they are part of a CDD (?) agreement between the developer and the city. Basically, your mortgage will have an additional $70-80/month tacked on for school development in the area.

I would suggest looking at some of the subdivisions on Econ between Lee Vista and Curry Ford. There are 3 "villages" - Sanctuary, Oak Crest and Bella Vista. (Oak Crest is my personal fav) Here, you will have lower HOA fees in quality built homes (most about 5-6 yrs old) - and in the Orlando city limits. There are quite a few foreclosures available - awesome prices.

I've heard good things about Curry Ford rd from others as well and I'll check it out. Meanwhile, there is a house that we like, price is reasonable and more importantly taxes and HOA's are very reasonable. It's near and to the east of Alafaya and University Park and just south of E. Colonial dr (or Hwy 50). How is that area?

The area you're talking about is OK. It's older homes, but it's a safe area.

Unless you've spent a good deal of time in Florida throughout all it's seasons, the best advice I can give you is RENT!!!

Take a trip down here and visit the 2 or 3 key areas in which you're interested. It's almost impossible to make a final decision over the Internet.

Sounds like your talking about Avalon? Can you give more details.

You're right and come fall, we're planning to start coming to orlando for 3-4 days every month hopefully and see the different areas. You also may be right about renting but it seems like such a waste of money.

I agree on renting and it being a waste of money. How about renting for a month or two to give you a little more time? When we moved here from PA, we had 5 days to buy a home. Although we loved our house, we really did not want a 0 lot line. We stayed for couple years and then sold it to get a 1/2acre and like it much better. I wish we rented temporarily to take a little more time. You can stay at an extended stay or ppl rent furnished condos here by the month. It would speed up the process for you and put you at ease.
