I'm looking for a home in the Sorrento, Debary, and Orange City, areas. Deltona may be OK, but the taxes seem quite high.

I have found a nice real estate agent on this forum that I am working with.

But, I have also found some unscrupulous ones that try to use bait and switch among other tricks.

The point is, anyone can PM me if they have a house for sale. I'm looking in the $100-$120/sqft range, year 2002 and up, 3+ bedrooms, 2+ baths, with garage.

I am also only interested in standard fixed rate financing.

Agents can respond only if they have the ability to communicate properly, not if they take a week to return emails and/or phone calls.

There are plenty of homes currently in Sorrento Springs that fall under that rate. Alot of investors jumped in this neighborhood due to the future growth out here and the extension of the 429 but with the recent decline in the real estate market nation wide people are bailing on their investments which has created some great prices in Sorrento. Some are taking a loss just to get rid of the extra mtg.

Of all of your choices I think Sorrento is the nicest. Deltona has turned into a bit of a pit- do some major research before you even consider that town. Debary and Orange City are nice but Sorrento is by far the most beautiful area.

Can you give me a better idea about the type of research I should do?

I drove through Deltona and yes it is a pit. Fences were falling down, cars jacked up in the yards, etc.

There were some nice spots, but with the prices dropping so much I think the area as a whole will probably just get worse.

What can ya' do?
