Regardless - A buyer should know what the price per square foot should be when they buy, and they should know that the amenities that an area provides can command a higher price. So while Winter Park is a tad more expensive than the surrounding area, it offers the amenities that some find attractive which make up for it, however it is still a far cry from California pricing (Especially when considering property and income taxes).

So to ensure we are all on the same page:
San Francisco (Not diving into the entire 'bay area') - Median value is $1,1194,300 or $1,011 per sqft
Los Angeles - Median value is $629,900 or $477 per sqft
San Diego - Median value is $572,100 or $437 per sqft
Winter Park - Median value is $371,000 or $287 pr sqft
Oviedo - Median Value is $285,000 or $145

Orange County- Windermere/Winter Garden area. Middle school double capacity. New high school opening in august- with no senior class- is going to be exceeding capacity as well. They aren't forecasting for schools- they wait until the school is over crowded by 50% before they will even start thinking about building a relief school.
