Was there a problem with the unit that the landlord refused to fix? Was the landlord going into the unit and snooping around all the time just because it is theirs infringing on the tenants privacy? Was the tenant breaking some rule of the lease that the landlord informed them they could not do-like bringing in a pet or another person to live there? Something is missing here. Find it hard to believe an insulting text would be grounds for eviction and a threat not to pay next month is not a reason to evict until it is carried out. Perhaps the tenant is doing the refusal to pay for lack of something like air conditioning being fixed and they would do it the legal way and putting the rent in an account(allowed by law) that the landlord gets when the unit is back to code etc. .
per landlord they have bad relatinship for months ,some stories that tenant dishonest....direct reason is the tenant think the landlord did not cleaned kitchen floor enough after landlord clean the kitchen ceiling per requested.

Also landlord think the root cause is the tenant put many furniturs in public area like dinning room,backyard without landlord agreement , as the tenant share the house with another tenant... They rent only 2 rooms from a 3 b/b hose.....tenant opinion is they can use public area for their furnitures without talking to landlord as the issue not stated in contract. And no current law define this situation.

But before signed the contract the tenant asked landlord if may put some thing in garage area and get agreed.
So landlord think its logical conflict the tenant explain so. The tenant bring too much stuff in after sign the contract. Occupy too much public area that is shared with other tenant.


Guess this is root cause as tenant refuse to move out too much stuff in shared area when they find this issues
is not addressed in contract.

So the landlord is just renting out a bedroom with shared space? Is that even allowed where the house is?
