Are the communities with older generations that the kids have left the nest generally quieter? If so are there many that are not over 55+ restricted?

That was my point behind the NW Seminole County neighborhoods like Sweetwater Oaks, Wekiva Springs and Longwood Hills. When built in 1970s-1980s they were the predominate suburbs and thick with families. As hundreds of other suburbs were built since the 90s they've become more empty-nesters oriented, but of course with some families still attracted to the better schools/low crime. Also in the established neighborhoods they don't put up with the trashy neighbor syndrome seemingly and tend to squash that behavior pretty quickly via aggressive homeowner's associations (which do have their pluses).

The three to four neighborhoods with offerings around or below 450K in Lake Nona has property lines like these attached. If not zero lot line, awfully close in many instances where you can stand between two homes and stretch to reach the neighboring house.

I don't remember mentioning Lake Nona. Look South on Narcoosee rd. at Majestic Oaks, East Lake Reserve, Waterside Vista, Hammock Pointe, Runnymede Oaks, Millstream, or even Spring Lake Village off Boggy Creek Rd. Which is about 10 minutes from the airport,

In my limited experience, I think so. My friend lives in Clermont in one of these 55+ communities. It’s along Hartwood Marsh Road, where there are some other similar communities but also family communities, and in all the times I’ve been there it’s been very quiet (fart can wise). I think it certainly helps that the main road through that part of Clermont is a 35-45 MPH road with a lot of curves and slowdowns (traffic circles). I think areas of Central Florida with road and community characteristics like this might provide for a quieter living experience.

Narcoosee Road is the main north-south corridor through Lake Nona, so there's that (also massively congested and getting worse). It doesn't really matter, those subdivisions are all pretty much identically laid out when built during that time-frame, one on top of the other. The others two do fit the mold but are fairly small subdivisions, where I see two for sale in Majestic Oaks for under 400K. One is 1900 sq feet and a 3/2, sort of small priced at 355K. The other is a bit of a unicorn on a half acre lot for 375K, with 2100 sq ft and a 3/2 as well.

The communities off Narcoossee south of Lake Nona are NOT in Lake Nona and, thus, still a bit more affordable but prices keep going up and the difference to Lake Nona has become smaller.

Neighbors of mine told me that they lived off Boggy Creek Rd. and moved because the schools next to Spring Lake on Boggy Creek are not good. That is why they moved here (off Narcoossee Rd.) into the school district of Narcoossee Elementary and Middle Schools.

How do you figure that the southern portion of Narcoosee rd is "massively" congested? I've gone through there to Boggy Creek Rd. as access to MCO at many different times of day with no problem. I merely suggested the area as an area to consider. I'm sure the OP wasn't looking for a pissing match over whose suggestions are best. I made no comment about your suggestions. You were quick to defend your original choices when the OP said he was warned off that area due to the congestion of I4. Now that's MASSIVE congestion. I was once stuck for 2.5 hours over 10 miles.
