NASA layoffs did hit hard but that's been a good decade almost since that occurred, and the Space-X program resurgence has turned much of that around.

Last Saturday, I closed the loan for a family residing in Hanover Reserve subdivision. We came to their house for closing. Some things I noticed:

1. Whole address is in Saint Cloud, architecture, location, ambiance, and vibe are lot more similar to Lake Nona;

2. The drive to the airport would be a breeze.

3. Saturday afternoon, and I was amazed how quiet it was! The owners of the property also confirmed that their location is super quiet yet close to everything.

4. The lots might not be 0.3 acres, but there is still plenty of distance from one house to another unlike in other developments in the same area.

5. 1 story 3bdrm houses appraise in that subdivision for just under $350k.

Might be worth driving around there and checking.

Out of curiosity, have you ever been out to Harmony? It's so far out and wonder if it's gained any traction beyond the initial phases being a planned community.

I haven’t been there for some time, so cannot comment. As far as our OP, I believe Harmony would already be too far as it adds additional 30 mins/day for commute.

I was surprised by Hanover Reserve because it has Saint Cloud address, and has quietness of Saint Cloud, by location, ambience, planning is all Lake Nona-like, and I found it quite interesting and attractive. And I think it addresses all of the points for our OP.

Also cross out Smith/Princeton/Edgewater in College Park. I have a feeling these stupid cars and motorcycles are everywhere except the most expensive gated communities with a very strong HOA.

While they're not here IN Baldwin Park, you can still hear the noise coming from Colonial and Semoran, including the worse-than-fart-can crotchrocket/quad bike gangs.

They're not really here in Northern Seminole County either. As mentioned I think it's more a thing in the Puerto Rican communities which we don't really have in Seminole County outside of West Altamonte/Forest City or parts of Winter Springs and Casselberry. Oviedo has some but I would group that more with East Orlando.

You can hear it from my place too when I have the windows open and it gets quiet at night - at least on the south facing side of the house. I've seen the circuit they ride (motorcycles) - it's west on Colonial, south on Orange, east on 408, north on Semoran, west on Colonial . . . then do it again. Sometimes they detour up or down Semoran and sometimes they'll tear all the way down to the end of 408.

The dirtbikes on Semoran are ridiculous. It's such a small number of people - a few dozen to a hundred - who are doing it. With the proper resources applied it shouldn't be difficult to charge a majority of them.

I don't know what the plan is here but in Philly the cops would try to corral them into an area where it was easy to bottle up a bunch of them, seize the bikes, and arrest whoever was dumb enough to stick around. And because no one in Philly has a garage, if you knew where a dirtbike was being hidden you could call it in and the police would come grab it. But then, in their infinite wisdom, a few months later they would sell the bikes at auction and the same idiots they took them from would be there to buy them back. It's a good racket for the cops.

It's funny to me how, in New York, Philly, Baltimore, here . . . quads and dirtbikes are the problem but when I lived on the West Coast it was the sideshow. The four lead cars are part of it and they stop traffic. When you get stuck in one you're basically trapped for an hour.
